Planning Phase

  • Site planning for projects which includes zoning ordinance review code compliance review, parking studies, truck turning studies, attending City meetings for planning, Planned Unit Development and more.
  • Programming for space use needs prior to design phase.
  • Building code analysis (including building construction, life safety, handicap requirements, energy conservation, plumbing fixture count and egress compliance).
  • Compile all building design requirements from Client and code research.

Design Phase

 

  • Compile all building design requirements from Client and code research.
  • Prepare design of site plan, floor plan, exterior façade, interior design and basic civil engineering, landscape design, structural engineering, mechanical engineering (HVAC), electrical engineering and plumbing engineering of components required.
  • Review design options with client, rework design to client’s satisfaction.

Construction Documents Phase

  • Prepare construction document drawings and product specifications as required for obtaining building permit and construction of the project (site plan, floor plan, exterior façade, interior design, civil engineering, landscape design, structural engineering, mechanical engineering (HVAC), electrical engineering and plumbing engineering as required).

Permitting and Bidding Phase

  • Assist in submitting construction documents to all required governmental agencies for permit review.
  • Answer any questions from governmental agencies regarding the construction documents.
  • Assist in submitting construction documents to contractors for bidding.
  • Answer any questions from contractors regarding the construction documents.

Construction Administration Phase

Construction Management services are available in lieu of traditional general contractor build

  • Attend on-site construction progress meetings.
  • Answer any questions from contractors regarding the construction documents.
  • Review pay applications from general contractor.
  • Review change order request from general contractor.
  • Review shop drawing submittals.
  • Prepare a punch list review of outstanding items at the time of completion of the project.
